Houston’s housing market is still growing, unlike the West Coast and areas of South Florida where the bubble has burst. Those markets in years past were super heated. You could sell your home “as is” without even a touch up. In normal markets like ours in North Houston and The Woodlands, move-in homes with high quality renovations are at a premium and will sell quickly, especially in neighborhoods near Town Center.

Before you are ready to sell, I can assist you with what you need to get your home ready for market. Updating floors, kitchens and bathrooms, details like moldings and paint, tile, granite counters, fireplaces, entry doors, the areas important to buyers. I’ve found that the homes I remodeled prior to listing, sell within the first two weeks, simply because buyers want homes that are updated and beautiful. Your house will stand out from the rest. How to flip a house without ending up with a flop

Hunt for foreclosures. Search the MLS. Do your own inspection. Can you handle the repairs? Can you do some of the remodeling? Look for foundation damage, cracks in walls, a lot of creaks, unleveled floors. Avoid it — too expensive to gain a profit.

The best remodeling starts with the kitchen and bathrooms.

Paint, new high-end lighting and top fixtures. On an older house, you want to keep the charm, but remove the date.

Know what your house is worth before you are finished remodeling. Make sure you don’t over improve your project for your local market. Location is still No. 1.
